Permitted Tenant Payments

In accordance with the Tenant Fees Act 2019, tenants may be required to make the following permitted payments:

Holding Deposit

One week’s rent.

This payment reserves the property while referencing and tenancy preparation are completed.

The holding deposit may be retained if any applicant or guarantor:

  • Withdraws from the tenancy;
  • Fails a Right to Rent check;
  • Provides false or misleading information that materially affects the application; or
  • Fails to sign the tenancy agreement (or Deed of Guarantee where applicable) within 15 calendar days, or another deadline agreed in writing.

 

Tenancy Deposit

For tenancies where the annual rent is less than £50,000:

Five weeks’ rent.

For tenancies where the annual rent is £50,000 or more:

Six weeks’ rent.

The tenancy deposit covers damage to the property or breaches of the tenancy agreement and will be protected in an approved Government-authorised tenancy deposit scheme.

 

Late Payment of Rent

Interest may be charged on overdue rent at 3% above the Bank of England Base Rate, calculated from the date the rent became overdue.

Interest will only be charged once the rent has been outstanding for more than 14 days.

 

Lost Keys or Security Devices

Tenants are responsible for the actual cost of replacing any lost keys, access fobs or other security devices.

Where replacement locks are required, tenants will also be responsible for the reasonable costs of:

  • Locksmith attendance
  • New locks
  • Replacement keys or access devices
  • Additional keys required by the landlord or managing agent

Where additional staff time is required to arrange replacement security, an administration charge of £15 per hour (including VAT) may apply.

 

Changes to the Tenancy Agreement

If you request a variation to your tenancy agreement after it has commenced, a fee of £50 (including VAT) per agreed change will apply, or the reasonable costs incurred where these exceed £50, as permitted by legislation.

 

Change of Tenant (Assignment)

Where a tenant wishes to replace another tenant during the tenancy, a fee of £50 (including VAT) per replacement tenant will apply, or the reasonable costs incurred if higher.

This covers:

  • Landlord instructions
  • Referencing
  • Right to Rent checks
  • Deposit administration
  • Preparation of legal documentation

 

Early Termination

If you wish to end your tenancy before the end of the fixed term, you may do so with the landlord’s agreement.

You will remain responsible for the landlord’s reasonable costs associated with re-letting the property together with any rent due until the replacement tenancy begins. These costs will not exceed the total rent remaining under the tenancy agreement.
